Get results in days, not monthsResults in days, not monthsA paid ad can reach a borrower who is looking right now, which makes it a useful partner to slower channels like organic search. It also exposes you to financial-services advertising rules on every platform, and a campaign that disregards them can lose its account. This guide ranks the channels for a mortgage broker, explains what each one is good at, flags policy issues to review and describes how to start small, measure funded loans and expand with care.
The order we usually recommend
The simplest order follows how a borrower thinks. People who type a search with a loan term in it are already shopping, so Google Search ads usually come first. Bing sends fewer searches, but many of them come from an older audience that is worth reaching in plenty of markets. Meta Ads (Facebook and Instagram) are poor at catching someone ready to borrow today and better at reminding a visitor, staying in front of past clients and showing local proof over months. Ads inside chat tools are the newest option, and we treat them as an early channel worth a small, measured test only after the basics are working.
Notice what is missing: buying a stream of purchased contacts, which is a different business with different risks and which we do not provide. The lead guide compares it with owned channels.
Channel by channel
| Channel | Best at | Mortgage-specific caution | When to start |
|---|---|---|---|
| Google Search | Borrowers typing a loan term or "near me" right now | Google applies a financial products and services policy that includes disclosures and may require verification; local rules for every state you target apply. | First, after tracking works. |
| Bing Search | A quieter second source of search intent | Same financial-service review; separate account and rules. | After Google has a stable setup. |
| Meta Ads (Facebook and Instagram) | Retargeting visitors, reaching past clients, showing reviews | Credit and housing ads fall under special ad category rules with limited targeting; confirm which category applies and what is allowed. | After you have site traffic to retarget. |
| Local Services Ads | Pay-per-lead for trades that Google supports | Not every profession or area is eligible; check your account before assuming. | Only if your category appears. |
| Display and video retargeting | Staying visible during a long search | Audience data and creative must follow privacy and advertising rules. | Later, with a clear message. |
| Ads inside chat tools | Learning how an early format performs | Policy and measurement are still changing; financial-service rules apply. | A small test once basics are solid. |
Policies are part of the plan
Google's financial products and services policy requires advertisers to comply with the regulations of every location they target, and it asks for specific information about the business and any fees. Some advertisers have to complete identity verification. Meta's rules for housing and credit ads restrict some of the targeting choices that are common in other industries. Bing has its own review. State rules can also require that advertisements display a company's licensed name and a registry identifier, and federal rules govern advertising claims and certain terms used in mortgage ads.
We do not interpret these for you. We build campaigns that start from your approved company information, we keep a record of the wording you approve and we ask your compliance contact to look at ad copy, landing pages and any offer language before launch. If your brokerage has an approved-templates process, we work inside it.
A first year
Set up call and form tracking, check the landing pages and disclosures and start a narrow Google Search campaign for one or two programs in the places where you are licensed.
Review inquiries, speed to reply, applications and the first funded loans. Add negatives, adjust hours and fix any page that loses people.
Add a program, a second geography or Bing. Start Meta retargeting if the site has enough visitors to be worth it.
Raise or lower budgets with spring buying or any refinance activity. Keep what works and pause what does not.
If the numbers support it, try a measured test in a new channel or format, including a chat-tool ad, with a spend that will not hurt if it fails.
Budgeting from your economics
Start from compensation after costs
Use your own average, not a general number. Compensation structures differ widely between mortgage brokers, and your lenders determine them.
Your close rate is the key
Track it by source. A purchase inquiry and a refinance inquiry behave very differently.
The delay changes how you read reports
Many inquiries pay off months later, so a short window can make a good channel look bad.
Capacity limits growth
If three people answer the phone, a campaign that triples calls will hurt response times and results.
We do not quote cost-per-click expectations, because they vary by market, month and competitor. The first month of data from your own campaign is more useful than any general figure.
Reading results over a long cycle
A mortgage broker running ads is in a different position from a plumber running ads. A plumber's lead becomes revenue in days. A purchase borrower may inquire, disappear for months and return when they find a house. If you cut a campaign after two weeks because the dashboard shows few applications, you may cut the very campaign that creates next season's closings.
We use three windows. A short window checks the mechanics: are calls tracked, are forms arriving, are the right searches triggering? A medium window checks quality: how many inquiries were real, how quickly they were reached, how many became appointments. A long window checks outcomes: how many applications started, how many funded and how long it took. Decisions about budget follow the long window, while fixes follow the short one.
Inputs we ask for
| Input | Why we ask | Who usually supplies it |
|---|---|---|
| Licensed states and any limits by county | Targeting must match where you can lend | You or your compliance contact. |
| Programs to push and programs to avoid | Sets campaign structure and negatives | Owner or lead originator. |
| Approved company wording and identifiers | Used in ads and landing pages | Compliance contact. |
| Hours the phone is answered | Controls call extensions and call-only ads | Office manager or owner. |
| What a funded loan is worth | Frames budget in your terms, not an average | Owner. |
| Past campaign data | Avoids repeating old mistakes | Prior vendor or your own account. |
| Who will receive and reply to inquiries | Speed matters | Team lead. |
Patterns in mortgage accounts
When we audit an existing account for a mortgage broker, the same issues appear often. Broad match keywords bring in servicing and job searches. Location settings include areas where the company is not licensed. Every campaign sends traffic to one home page. Conversion tracking counts any page view or any button click, so the platform optimizes for the wrong thing. Ads promise a rate or an approval that a compliance reviewer would reject. Budgets are spread across too many campaigns to learn from any of them.
Each of those is fixable, and none of them needs a large budget to repair. We usually begin by simplifying, since a lean account with accurate tracking teaches more than a sprawling one.
Why not just boost posts
Platforms offer simplified buttons to promote a post or let automation run everything, and both are tempting for a busy mortgage broker. In lending they carry extra risk. Automated tools may broaden targeting, rewrite text or send traffic to pages that lack required statements. A mortgage broker who wants control over what is said, where and to whom is usually better off with a deliberate setup: a small number of campaigns, approved copy, specific landing pages and tracking that makes sense.
Structure also protects the account. A mortgage broker whose ad account is suspended loses weeks of momentum, and appeals take time. Keeping the account clean, with accurate business information and approved wording, is part of the work.
Ad management fees
Paid ad questions
Management is $895 a month for one platform, $1,595 for two and $2,295 for three. Ad spend is separate and goes to the platform. You pay no setup charge and can walk away at any time.
Some states require identifying information in advertising, and platforms have their own disclosure policies. Ask your compliance contact which ones apply to each ad format and each state you target, and give us the approved wording.
Meta restricts some targeting in its special ad categories. Confirm the category that applies and read the current targeting rules. We build around what is allowed and rely on landing page content and retargeting rather than narrow demographics.
Rate offers carry additional disclosure requirements and change quickly. We do not write ads around a current rate. If you choose to, your compliance team should approve the exact text.
Purchased leads are often shared with other lenders, and success depends on being first to respond. Ads and pages you own build assets over time. We do not sell leads, and the lead guide discusses when a marketplace could make sense.
A search campaign can produce inquiries within days of launch, but funded loans take weeks or months. Judge a channel by funded loans over a long enough window, not by the first week.
Treat them as an early channel. A small, measured test, with strict limits and your compliance team's approval, is reasonable once your core campaigns are running.
