Mortgage Broker Meta Ads: Stay in Front of Borrowers Who Are Not Ready Yet

Consider a couple who visited your first-time buyer page in January, read two articles and then went quiet. They are still saving, still looking at listings on weekends and still unsure whether to apply. Search ads cannot reach them because they are not searching today. A short, sensible series of reminders on Facebook and Instagram can: a plain explainer on what pre-approval means, a note from your loan officer about what documents to begin gathering, a review from a past borrower, a seasonal reminder when the buying months approach.

That is the use case where we recommend Meta for most mortgage brokers: retargeting website visitors, speaking to your own past clients and customers through lists you own, and giving local referral partners something worth sharing. Cold prospecting for brand-new borrowers is possible but is usually a lower priority and needs careful handling because of the platform's restrictions.

Meta's instant forms make it easy to collect a name and phone number. They also make it easy to collect low-intent contacts: someone taps, the form fills itself with data from their profile and they may not remember doing it. For a lender, those contacts can waste a loan officer's afternoon and cause a compliance question about consent and the truth of the information.

If you try them, keep the form to the minimum, make the privacy and contact consent language clear, call quickly and track which of those contacts ever reach an application. In most cases we prefer sending people to a page on your site, where the context is clear and you have already approved the language. And no form on a social platform should ask for income, credit or government identifiers.

Meta will not replace search for borrowers who are ready now, and it will not fix a slow callback. It does not fit every compliance culture, and some brokerages decline social advertising altogether. It is also not a place to publish a rate, which can be both a policy and a legal issue. We think of it as a supporting actor to Google Ads and a way to extend the value of the guides you already publish.

Many a mortgage broker is tempted to run a co-branded ad with a real estate agent, splitting the cost and showing both names. These arrangements raise questions under settlement service rules about who pays for what and whether something of value is exchanged for referrals, and a platform may also classify joint ads as housing or credit ads with restrictions. We do not set these up. If your company and counsel approve a specific arrangement, we can format creative to match what they allow, but the structure and the payment terms are for you and your advisers to decide.

When the platform limits targeting, the temptation is to look for clever workarounds. A mortgage broker is better served by accepting the constraint and letting the message do the work. A clear ad about what pre-approval involves, shown to people who have already visited your page, will be more relevant than any list of interests. Your own site visitors and past clients tell you more about intent than any demographic filter.

It also helps with compliance. A simple setup is easier for your compliance contact to review than a complicated one, and a mortgage broker who can show a straightforward audience definition is less likely to run into policy problems or unintended exclusions that fair housing and lending rules would not permit.
