Get results in days, not monthsResults in days, not monthsHome loan searches are some of the most contested in Google, and some of the most misunderstood. The same words that bring a first-time buyer also bring existing borrowers looking for their servicer's login, students looking for licensing courses and loan officers looking for jobs. A campaign that treats all of those the same pays for every one. This page explains how we structure accounts for mortgage brokers, what we exclude, how targeting follows your licenses and how call and form tracking connects to funded loans. Management starts at $895 a month, with ad spend paid to Google separately and no contract.
Account design
One campaign each for conventional purchase, FHA, VA and any specialty program you actually place. Ad copy and landing pages stay specific to that program.
A separate campaign for self-employed, bank statement or non-QM, investor and similar searches, because the audience and the follow-up conversation differ.
Cash-out, rate-and-term and HELOC searches get their own budget, so they can be raised or lowered when market conditions change without touching purchase.
Searches that include a town, the words "near me" or your own name, which are often the most efficient and should never be starved by broader campaigns.
A small, clearly labeled campaign for new programs or ideas, so tests do not blur the main numbers.
Keywords and negatives
| Group | Examples to include | Examples to block | Reason |
|---|---|---|---|
| Purchase intent | "mortgage broker [town]", "FHA loan [county]", "first time buyer loan" | "jobs", "salary", "license", "course", "exam" | Keep out people studying for or seeking work in the field. |
| Borrower situations | "self employed mortgage", "bank statement mortgage", "non qm loan" | "free", "no credit check" | Filters promises that the product cannot meet and unqualified clicks. |
| Refinance | "cash out refinance [town]", "refinance mortgage", "HELOC vs refinance" | "payoff address", "customer service", "login" | Stops existing borrowers looking for their servicer. |
| Servicing traffic | None | "mortgage payment", "pay my mortgage", "escrow", "mortgage statement", servicer brand names | These people already have a lender and are not shopping. |
| Hardship | None unless you work in that area | "foreclosure help", "loan modification", "forbearance" | Different needs and different advertising rules. |
| Calculators and research | "mortgage calculator" only if a tool page exists | "formula", "pdf", "spreadsheet", "template" | Keeps do-it-yourself researchers away unless you built something for them. |
Negative keywords are never finished. We review the search terms report regularly and add what appears. In mortgage accounts, a monthly review often finds new servicer and job-seeker phrases.
Where the ads may run
A lender can only advertise to borrowers in places where it is licensed to do business. A campaign that reaches a neighboring state because the radius was set too wide wastes money, gets inquiries you cannot serve and may create a compliance problem. We set location targeting to the states, counties or cities on your approved list, and we use the setting that includes people physically in the area rather than people who merely show interest in it, so a borrower researching from another state does not trigger the wrong audience.
Google's financial products and services policy also asks advertisers to comply with the regulations of each location they target. Some advertisers need to complete verification and show specific information about the business. We prepare what you tell us to prepare, and we ask your compliance contact to review it. If any state on your list has rules on how mortgage advertising must identify the company, those details are part of the ad or the landing page and are agreed with you in advance.
Time and response
Mortgage inquiries are a race in many markets. A borrower who fills out a form at two in the afternoon is often also filling one out for another mortgage broker, and the one who calls back first is frequently the one who gets the conversation. A fast reply is part of the campaign, not a separate matter.
We use call-only ads and call extensions only during hours someone can answer. For forms, we ask what happens in the first hour, who gets the alert, and whether the message is a clear human note or an automated stack. We also suggest asking about consent: the rules that govern calls and texts to people who submitted a form are a compliance topic, and you should settle your wording and process with counsel before you automate any outreach.

Message match
Someone who clicked "VA loan mortgage broker" should see a VA page with the process explained and a way to start a conversation, not a general brochure.
Phone and a brief form
Name, phone, and one or two simple questions. We avoid asking for sensitive data like government identifiers on a first form; your secure application link comes later.
Licensing and reviews
NMLS identifier, licensed states, a few real reviews and the officer's name and photo near the top of the page.
Approved by you
Whatever disclosure language your company uses appears where it is supposed to, and we do not edit it.
Most clicks come from phones
Light pages, tap-to-call buttons and forms that work with one thumb.
Measuring what matters
| Event | How we capture it | What it means | Limitation |
|---|---|---|---|
| Phone call over a set length | Call tracking tied to the ad | A real conversation, not a hang-up | Does not reveal whether the person qualified. |
| Short form submitted | Tag on the thank-you page | A request for contact | Some are spam or duplicates. |
| Appointment booked | Calendar link event | A scheduled conversation | Only if you offer online booking. |
| Application started | Event from your application link when permitted | A serious step | Third-party tools may limit tracking. |
| Funded loan | Imported from your CRM, without sharing sensitive details unless allowed | The result you pay for | Takes weeks or months to appear. |
Seasonality and shifting demand
A mortgage account is not set once and left. Spring brings a surge in purchase searches in many regions and the late year often quiets them. When market conditions shift, refinance interest can swell or fade quickly. We review spend by campaign every month and move money among purchase, refinance and brand. Since we do not forecast rates, we keep refinance campaigns ready, with pages and copy approved in advance, so they can be raised if borrowers start searching.
Ad angles by program
| Program | Angle that fits | Angle to avoid | Landing page focus |
|---|---|---|---|
| First-time buyer | A clear first step and a person to talk to | Promises of approval or low payments | Process, documents and a calm contact path. |
| FHA | Experience with the program and its paperwork | Claiming the lowest cost | Who it fits and a document list. |
| VA | Respect for service and knowledge of entitlement steps | Imitating a government site | Eligibility questions and an officer bio. |
| Jumbo and non-QM | Access to multiple wholesale lenders for unusual files | Naming a lender or rate you cannot hold | Scenarios handled and what to prepare. |
| Self-employed | Understanding of how income is documented | Calling it easy or fast | Document paths and a plain checklist. |
| Refinance | An honest conversation about whether it makes sense | Urgency or fear | Break-even explanation and a callback request. |
| Local brand | Reviews and local presence | Superlatives | Team page and map link. |
Bidding and budget
Campaign costs vary with the market, the month and who else is bidding. Rather than relying on general figures, we begin with a daily budget that you can afford to test for several weeks, a simple bidding approach that does not hand control to a system with too little data and strict location and negative keyword rules. After enough conversions have accumulated, we consider automated strategies, as long as the tracked event is a meaningful one, such as a qualified call. For a mortgage broker, the main discipline is patience: let the data show which programs and places produce funded loans, then move budget to them.
Who answers the call
Call extensions and call-only ads are powerful, and they can backfire. If a mortgage broker's phone goes to voicemail during the hours the ad is running, the click is wasted and the borrower may leave a message that is never returned in time. Decide first who answers, when and what happens after hours. Many a mortgage broker finds that a short, friendly voicemail promising a morning callback works fine for evenings, while Saturday morning calls need a live person during spring.
We schedule ads to match staffing and review missed calls every month. If the data shows that evening calls are valuable and unanswered, the fix may be staffing or an answering partner, not a different keyword.

Ad account questions
$895 a month for Google Ads alone, $1,595 with a second platform and $2,295 with three. Ad spend is separate and paid to Google. There is no startup charge and no term to serve.
Probably because servicing phrases are not blocked. Those searches look like mortgage intent but come from existing borrowers. Regular negatives and tighter match types usually reduce them.
Be careful. Bidding on a lender's name can be allowed, but your ad cannot imply an affiliation and trademark complaints are possible. Many mortgage brokers find that local and program searches work better and carry less risk.
Only where you are licensed. We set targeting to your approved states and ask you to tell us when you add one. Each location has its own advertising rules to follow.
Google's financial products and services policy may require verification and certain disclosures. We prepare the details you provide and ask your compliance contact to approve them before submitting.
Early on, calls of a real length and qualified forms. Over time, application starts and funded loans if we can import them in a way that respects privacy. We avoid optimizing for any signal that includes sensitive personal details.
Inquiries can arrive in days, but the path to a funded loan takes longer, particularly for purchase buyers still searching for a home. Compare channels over enough time to see closings.
